In March, we replaced the swing chains with vinyl coated chains. However, this week, 2 of those chains have broken. I requested the vendor to remove all of the swings, so currently they are gone. I have been informed that the new chains were not up to code. I didn't realize that we have a playground vendor, and can request that they come to install the correct chains. Andrew has also stated that he may be able to do it also
 
A. Have Rob/RSC Construction fix them to be correct under the warranty. (There may be a different charge if getting something more heavy duty)
 
B. Have Andrew fix them to be correct
 
C. Have the playground vendor fix them to be correct

 
 
 
• Board Meetings: Patty has advised that she is unable to make the 3rd Thursday of the month. We have not received much response to her request to change it. Since Thursday nights work, we could change it to the last Thursday night of the month. That might make it easier for homeowners to remember... Please vote YES or NO to change it to the last Thursday night of the month. If you vote no, please offer an alternative.

• 12625 Lake Vista Drive Air Conditioner: On Saturday, 5/24, the air conditioner stopped working in the unit that I am renting. You may recall that we had the external condenser replaced during the rehab, and were advised by our rehab vendor, RSC Construction, that it was legal to do so (we had received conflicting information regarding replacing only part of the system). The system has stopped working several times now. The subcontractor and rehab vendor were made aware of the issue and they attempted to replace the compressor only, as that is what they thought was the problem. After several days of failed attempts, last Saturday (5/31), they put in a used condenser (complete outside unit) to see if it would work. It has successfully worked all week. The subcontractor states that the manufacturer is voiding the warranty but has not provided any written documentation as to why. They have, however, offered to put a used complete (outside and inside) unit in the home. Please review the invoice and email dialogue attached. It seems that there is a debate between our rehab vendor and the subcontractor as to whether it was actually legal to put in only part of the unit. So... we have a few options here?
 
Accept their offer to install the entire used unit and void any and all warranties
 
Refuse their offer, hope the current used one stays working and sue Hinton to make them fix it correctly
 
Get a quote from Gulf Coast and have them change out the entire unit. (They are the ones that put in the 3.5 ton unit at 12738 Lake Vista for $3,520 and we have not had any issues)
 
Have Gulf Cost put in a new entire unit and sue Hinton for the cost of what they had put in.

FOB Age: The insurance company said there is no added liability if we change the age to 13. I need to have this resolved, as we are suppose to start giving these out on Monday...If you have not already responded to the email request for the fob age,?
 
Keep the age at 16 as it was on the letter
 
Change the age to 13 to allow those kids access to the court without parent

Gate enhancements: Brandon Lock has offered some suggestions on how to get the gates to pull closed, as opposed to slam closed. The way there are currently, they may not always reattach to the magnalock, so it could prevent the fob system from activating every time
